What is a Home Inspection?

According to the State of Illinois:

“A home inspection is a noninvasive, visual observation and operation of the accessible systems and components of real property, including buildings and other improvements. Its purpose is:

  1. to identify conditions that, in the professional opinion of the Inspector, are significantly deficient or
  2. to identify systems and components that are at the end of their service lives.

“The Inspection is strictly limited to the examination of readily accessible, installed systems and components of homes by using normal operating controls and opening readily operable access panels, where applicable, of the following components of the Property: structure, foundation, exterior, roof, attic, major mechanical systems (heating, air conditioning, electrical, and plumbing), built-in appliances, and interior (floors, ceilings, walls, windows, and doors). All components will be inspected pursuant to the Standards of Practice set forth for Home Inspectors by the Illinois Department of Financial and Professional Regulation, as contained in the Illinois Home Inspector Licensing Act 68 Ill. Admin. Code 1410.200.  Where multiple instances of the same component exist, a representative number shall be inspected. The observations of conditions are limited to those areas of the home which can be reached, entered, or viewed without difficulty, moving obstructions, or requiring any action which may result in damage to the Property or personal injury to the Inspector.”

Why a Home Inspection?

Home inspections are an important piece of the home buying process. They help to ensure that you are getting what you pay for and to avoid unwelcome surprises. Choosing your home inspector is an important decision that many buyers take too lightly.

Because Illinois law sets minimum requirements for inspections, many people make the mistake of believing that all home inspections are the same. That is not accurate. Many home inspectors will cruise through the home with a pre-printed checklist, fill in some boxes, and hand you a stack of papers on their way out, calling it an inspection.

We perform a careful review of your prospective home and provide a thorough inspection report, complete with color pictures detailing the condition of the home you are about to buy. We deliver the results quickly and professionally so that you have peace of mind at closing time.

steps involved in

your inspection

Our process for requesting an inspection is simple; you contact us for an inspection, choose any ancillary services you wish to include, and we will schedule a day and time within your *contingency period. If you’re almost out of time, your attorney can ask for an extension.

While it is best that you are present so you can see what we see and get your questions answered on the spot, we realize that is not always possible. We do many inspections for out-of-state buyers and others who cannot attend. Your agent will be with us, even if you cannot be. Our report will provide pictures and explanations of any problems that need to be brought to your attention. Of course, you can call, text, or email us with any questions.

When our inspection has been completed, we will email you with a link to your full report within two business days. This is your inspection, but I recommend sharing it with your agent and attorney. They are working on your behalf. We strongly recommend you do not share it with the seller or listing agent.

*We can schedule most inspections within the 5-day contingency period, but, in some cases, you may need to request an extension to the review period for us to accommodate you. Weekend and holidays do not count toward your review period.

We offer a comprehensive range of services to meet all your inspection needs. Our primary service is home inspections, where we meticulously assess the condition of residential and commercial properties.

In addition to home inspections, we provide specialized services to address specific concerns. Our radon testing helps ensure your safety by detecting and measuring the presence of this harmful gas. Mold detection services allow us to assess and identify potential mold issues that may affect indoor air quality. Water testing is another crucial service we offer, using EPA-certified equipment to assess water quality, including testing for contaminants and analyzing factors such as pH and hardness.

To uncover potential issues within the sewer lines, we offer sewer scans. This helps identify any blockages, cracks, or other problems that may require attention. Furthermore, our sanitation services utilize cold fog sanitizing techniques to reduce the chances of lingering viruses or contaminants within a property, promoting a clean and safe environment.

We understand the importance of working closely with realtors to support their clients throughout the home buying process. Our detailed inspection reports provide invaluable information for realtors to guide their clients and make informed decisions. We are always available to address any questions or provide additional information to assist realtors in delivering exceptional service to their clients.

  • Can I attend the home inspection?

Absolutely! We encourage clients to attend the home inspection whenever possible. Being present allows you to gain firsthand knowledge about the property, ask questions, and understand the inspector's findings. However, if you are unable to attend, rest assured that we will provide a detailed report with accompanying visuals.

  • What if the home inspection reveals issues?

If the home inspection identifies any issues, it is important to discuss them with your real estate agent. Depending on the nature and severity of the problems, you may choose to negotiate repairs with the seller, request a price adjustment, or even reconsider the purchase. The inspection report serves as a valuable tool for making informed decisions during the home buying process.
