What is a Home Inspection?


According to the State of Illinois:


“A home inspection is a noninvasive, visual observation and operation of the accessible systems and components of real property, including buildings and other improvements. Its purpose is:

  1. to identify conditions that, in the professional opinion of the Inspector, are significantly deficient
  2. to identify systems and components that are at the end of their service lives.

    “The Inspection is strictly limited to the examination of readily accessible, installed systems and components of homes by using normal operating controls and opening readily operable access panels, where applicable, of the following components of the Property: structure, foundation, exterior, roof, attic, major mechanical systems (heating, air conditioning, electrical, and plumbing), built-in appliances, and interior (floors, ceilings, walls, windows, and doors). All components will be inspected pursuant to the Standards of Practice set forth for Home Inspectors by the Illinois Department of Financial and Professional Regulation, as contained in the Illinois Home Inspector Licensing Act 68 Ill. Admin. Code 1410.200.  Where multiple instances of the same component exist, a representative number shall be inspected. The observations of conditions are limited to those areas of the home which can be reached, entered, or viewed without difficulty, moving obstructions, or requiring any action which may result in damage to the Property or personal injury to the Inspector.”

steps involved in

your inspection


My process for scheduling an inspection is simple, you contact me or fill out the contact form for an inspection, choose the ancillary services you wish to include, and I will schedule a day and time within your contingency period. If you're almost out of time, your attorney can ask for an extension.


While it is best that you are present so you can see what I see and get your questions answered on the spot, I realize that is not always possible. I do many inspections for out-of-state buyers and others who cannot attend. Your agent will be with me, even if you cannot be present. The inspection report will provide pictures and explanations of any problems that need to be brought to your attention. Of course, you can call, text, or email me with any questions.


When your inspection has been completed, we will email you with a link to your full report within two business days, as stated in the Illinois SOP. This is your inspection, but I recommend sharing it with your agent and attorney. They are working on your behalf. We strongly recommend that you do not share it with the seller or listing agent.


I can schedule most inspections within the 5-day contingency period, but, in some cases, you may need to request an extension to the review period for me to accommodate you. Weekends and holidays do not count toward your review period.

NEXT:

We will email you an agreement for you to electronically sign and return. Illinois law requires we have a signed agreement before we can start the inspection. You will also get a video of what to expect at the inspection. See you there!

  • Can I attend the home inspection?

    Absolutely! I encourage clients to attend the home or condo inspection whenever possible. Being present allows you to gain firsthand knowledge about the property, ask questions, and better understand the inspector’s findings. On average, the inspection takes about 1 hour per 1000 square feet. If you can’t attend the entire inspection, join me near the end of the inspection and I can provide you with a recap of the inspection. However, if you are unable to attend, rest assured that I will

    O provide a detailed report with accompanying visuals.

  • What if the home inspection reveals issues?

    If the home inspection identifies any issues, it is important to discuss them with your real estate agent. Depending on the nature and severity of the problems, you may choose to negotiate repairs with the seller, request a price adjustment, or even reconsider the purchase. The inspection report serves as a valuable tool for making informed decisions during the home buying process. The report is your property; you paid for it.bI recommend you to do not give me a copy to the seller or the seller's agent. I do not discuss your inspection with anyone else, unless authorized by you. If your agent is a dual-agent, we will not provide them a copy of the report, you will need to send it to them if you want to see it.
